NOTICE
Notice is hereby given that on Tuesday, July 7, 2026, at 6:00 p.m., prevailing time, in the East Pikeland Township building, located at 1158 Rapps Dam Road, Phoenixville, PA 19460, the Board of Supervisors of East Pikeland Township shall hold a public meeting and hearing in order to consider the enactment of a proposed amendment to the Township zoning ordinance.
Title: AN ORDINANCE OF EAST PIKELAND TOWNSHIP, CHESTER COUNTY PENNSYLVANIA, AMENDING THE ZONING ORDINANCE OF EAST PIKELAND TOWNSHIP, ARTICLE 02, TITLED “DEFINITIONS” TO MODIFY AND ADD DEFINITIONS RELATED TO UTILITY FACILITIES AND DATA CENTERS; AND TO AMEND ARTICLE 13, TITLED “I INDUSTRIAL DISTRICT AND U UTILITY DISTRICT” TO AMEND THE INDUSTRIAL AND UTILITY DISTRICTS TO ACCOMMODATE DATA CENTERS AND ACCESSORY USES TO DATA CENTERS; TO AMEND ARTICLE 17, TITLED “GENERAL REGULATIONS & DESIGN STANDARDS,” SECTION 1707, TITLED “PARKING STANDARDS” TO UPDATE THE PARKING TABLE TO ACCOUNT FOR UTILITY USES, AND SECTION 1713, TITLED “NOISE” TO INCLUDE UTILITY USES IN THE NOISE STANDARDS TABLE; AND TO UPDATE APPENDIX A TO THE ZONING ORDINANCE, TITLED “ZONING USES TABLE” TO INCLUDE DATA CENTERS AND CONFORM OTHER USES TO THE ZONING ORDINANCE PROVISIONS.
Summary: Section 1: repeals and replaces the definition of “Operator” in Section 201, Definitions to make the definition more broad and applicable to more uses; Section 2: adds definitions related to data center, data center accessory uses, and utility facilities and uses to Section 201, titled “Definitions”; Section 3: amends Section 1300 to account for additional uses, particularly data centers in the I Industrial and U Utility District; Section 4: repeals and replaces Section 1309, titled “U District Use Regulations” to include data centers as a use via conditional use; Section 5: repeals and replaces Section 1309, titled “U District Area and Bulk Regulations” to update the area and bulk regulations for the district; Section 6: repeals and reserves section 1314, “U District Standards and Criteria for Conditional Uses” in lieu of the creation of new Section 1316; Section 7: adds newly created Section 1316, titled “U District Standards and Criteria for Conditional Uses” to update and create standards for data centers and data center accessory uses; Section 8: repeals and replaces Section 1707, titled “Parking Standards” to account for Utility Facilities in the parking table; Section 9: repeals and replaces Section 1713, titled “Environmental Standards,” paragraph 2, titled “Noise” to account for Utility uses in the sound level table; Section 10: repeals and replaces Appendix A to the Zoning Ordinance, titled “Zoning Uses Table” in order to include data centers and utility uses in the table as well as update and conform the table to the Zoning Ordinance provisions; Section 11: provides that any parts of the Zoning Ordinance which are not consistent with the amendment are thereby repealed; Section 12: provides that any part or clause of this ordinance amendment that is found to be illegal or unconstitutional shall not affect or impair the remaining portions of the ordinance amendment; Section 13: provides that the location and numerical designation of the Ordinance may be renumbered at the discretion of the General Code Publishers; Section 14: provides the effective date of the Ordinance;

A copy of the proposed Ordinance may be viewed online at the Township Website without charge.
